End of Tenancy

When you vacate your property an inventory will be taken, normally known as a check out report. This is paid by you, because the Landlord pays for the one you are given when you arrive. This will account for any breakages or any damages. The report will normally cost you between £100.00 and £150.00. The check out report will recommend any deductions required for breakages or damage. These deductions will be agreed with you before they are taken from your deposit.

In most cases a clean will be required, the cost of which will also be borne by you. Please don't take offence at this, it's not that your cleaning when you leave is bad, it's just that a professional clean is more thorough and will match the condition the property was given to you by the landlord. It is also a good idea to get your carpets steam cleaned - we can recommend a very good but inexpensive company that will do this for you. At the same time they can professionally clean the soft furnishings, if need be. The cost of a clean is dependent on the size of the property and the condition it is found in. If you budget for around £120-00 for a one or two bedroom property and £150-00 for two or three bedroom property or around £200-00 for a four bedroom flat, then you are in "the ball park"! Carpet cleaning varies enormously, but should be no more than around £150, but is very dependant on what is being cleaned. If you arrange for this yourself you can ensure that we do not have to, and will know that the only cost to you is going to be for the Check Out Report.

After the cost of the Check Out Report has been deducted from your deposit, the remainder will be paid back less any deductions recommended by the check out report. To repay your deposit we need you to fill in an End of Tenancy Form. This needs to be completed in on the last day of your tenancy so that you can read the meters. Please be careful to fill this out accurately as all errors will cost you for us to rectify and will be taken from your deposit. Please print this form and fax back to us on 01483 212 809. We will return your deposit to you on the address you put on this form, and aim to do so within 10 days of your departure, subject to all bills having been paid.
