What you need to know...

If you like the property that you view, a non-refundable Holding deposit of one week's rent will secure the property for you, this must be paid in cash and will ensure that there are no more viewings on the property. This Holding Deposit will go towards the Deposit (sometimes known as the Bond) when you sign the contract.

When renting a property all potential applicants will be subject to a reference procedure. This will include writing to your bank, your employer and your current landlord and asking for a reference. Upon receipt of acceptable references we will sign a contract and take the deposit money before you move in.

We will ask you to fill in the following forms to get our references completed - feel free to come prepared!

The deposit is six week's rent, of which one week will already have been paid as a holding deposit. The deposit will be returned to you at the end of the tenancy, subject to any charges for damage etc. Your full deposit must be with us in cleared funds before you can move in to the property.

All properties are let on an Assured Short Hold Tenancy basis, and a contract will be entered into between the Landlord and the Tenant on this basis. A copy of the blank contract can be seen here, why not familiarise yourself with it now?

What happens at the end of your tenancy?

You want to leave before the end of your contract?

Owing to the number of payments we now receive each day we insist on having a reference on your rent payment. Unfortunately we because this is so often ignored, we now charge a £50-00 fee per transaction for every payment we have to identify that does not have a reference on it.
